What is the difference between a fixed and variable interest loan?
The fixed interest borrowers make regular payments in the allotted time to the bank or financial institute while variable interest borrowers are subject to the evolution of interest in the market.
What is the compromise/preliminary sales purchase contract and what are its requirements?
The preliminary sales purchase contract, more commonly called "compromise" (even though the appellation is erroneous) is an act, drafted in writing, by which the parties assume precise orderly obligations. The preliminary contract is an act of law between the parties and cannot be annulled but by mutual consent or by means permitted my law. It has to include essential conditions: the agreement between the parties, the objective, the cause and the form, as previously mentioned, must necessarily be written. Like all contracts, it can contain style clauses, use clauses, resolution or compromise clauses, suspension or resolution conditions, which may not always be fully understood, or it may be difficult to understand the effects that they produce if one of the parties decides to exit the contract.
What is the value of a preliminary contract and what are the conditions?

What happens if the contract is not respected by one of the party members?
If one of the party members defaults, the other can press for the completion or annulment of the contract, or seek damages. In this situation, the party member can intimate in writing to the other party to execute, in a reasonable time frame (in general 15 days) and declare that within the said time frame, the contract will have been withdrawn or concluded. If the last fixed time frame for the execution of the contract is passed it will be dissolved right away. However, the basic principal, according to which the conclusion of the contract will not be verified if it is of little importance, remains valid.
In Italy, if a building is not made an object of a "condono edilizio", is passing the notary act permitted?
If the real estate is not made the object of a "condono edilizio" ("building remission"), and if it has not been subject to the "remission" it is not sellable and cannot be made the object of a property transfer, consequentially the notary act is invalid. In order to avoid the invalidity of the sales act, the seller has to declare the justifications of his request for regularization, those of payments affected in order to pay the composition amends and the notification charges, if they are due, or the regularization notification. Even if the building had been constructed according to customs and had not undergone any unauthorized modification, the seller, in order to secure the validity of the sales act, has to in some way present, under his own responsibility, a specific declaration of which to content varies if the construction of the building had happened before or after the 1st of September 1967.

What type of houses are available and reservable on the Ladiri website?
Ladiri selects elegant villas and vacation homes (almost all with garden) in Sardinia’s most evocative areas for the Ladiri website; frequent features include swimming pool, sea view, or directly on the Mediterranean Sea.
Are the houses available during a specific time period?
Ladiri operates all year round.
What is included in the price of the house?
Unless indicated differently in the house description, the following services are included in the price: consumption of gas, electricity and water, use of plates, cutlery and other kitchen equipment, sheets and bath towels. If the gas supply is cut off due to excess use or negligence, the cost of adjustment must be covered by the guests.
Will I receive a contract for the use of the house?
Every guest receives a contract which includes information relative to the selected time period (Example: cost of the vacation home, date of arrival and departure, maximum number of guests permitted within the house, allocation of risks and responsibilities, etc).
When is the estimated arrival time? And departure time?
Unless you receive indications to the contrary which will be located under the house description, the day of arrival and departure is always Saturday.

Saturday between 10:00 and 12:00.
Upon your arrival the house will be clean and orderly. If you are late, the customer service office of Ladiri will be at your disposition on Saturday evening (from April to October) between 16:00 and 20:00.
You will receive all of the necessary information along with the lease voucher, which will be sent to you before your departure.
Can I request additional services (babysitting, excursions, transfers)?
Certainly. Ladiri will be happy to aid you in satisfying any holiday necessities; please communicate your needs to us in a timely fashion. In particular we advise you to directly consult our collaborators; they will be the first to suggest the different options that Ladiri can offer to you.
How can I reach the house that I've reserved?
By way of email or telephone we will set up a time and place where you will meet a member of the Ladiri team, who will accompany you to the house. This service is especially important, considering that many of Ladiri’s houses are found in locations without clearly marked road directions or place names.
If I go to Sardinia on my holiday, will I need my own mode of transport?
If you go to Sardinia on holiday we strongly advise you to procure a car or another personal mode of transport; it is possible to rent a car through Ladiri or directly contact one of the major auto rental companies present in the principal airports of the island.
Are the villas and residences far away from the airports?
The houses are generally located a maximum of 100 km from the main airports of Sardinia, a distance that can be covered, on average, in less than an hour by car.
